To help keep you and your family educated and informed of the building process, here's an overview of how we build your new home:

Permitting
Paperwork, paperwork and more paperwork. This process can take more time to complete than actually building your house. First we order a survey, design septic systems, house layout and drainage. A structural engineer approves the home plans and we then submit permitting paperwork to several government agencies. this process takes 12 - 16 weeks.

Site Preparation
This is the point where you can start to see some real progress. We will clear only the trees and all of the underbrush required for placement of your home. Rest assured most of the trees removed are taken away for use in the lumber industry.
Once all of the fill dirt is brought on site we begin building the house pad, which your house will eventually be built on.

Foundation
The foundation is the concrete structure that supports your entire house. The time required to build a foundation varies depending on your city's inspection codes and the elements. Soil conditions, integrity of the ground, government requirements, wind and the size of the home need to also be taken into consideration.
Ultimately, a structural engineer determines the best foundation system for your home. Then the superintendent oversees setting forms, pouring the foundation and installing rough plumbing.

Rough Mechanicals
During this 1-3 week phase, air-conditioning, heating, ventilation, plumbing and electrical wiring are introduced to the structure. If you've selected any special security systems, central vacuum or pre-wiring for your stereo and entertainment centers, installation takes place at this point.

Finishes
This is the midway point of the building process. The finish includes drywall, stucco, roofing, siding, concrete walls, the driveway, property line fences and all major interior and exterior surfaces.
All of these finishing touches really help your house start to look like home. Countertops and cabinets are installed, and the house is painted and stained. Tile is laid in the kitchen and bath, and any additional plumbing and electrical projects come to completion.

Trims
During this two-week phase, the team installs faucets and sinks, light switches, towel bars, doorknobs and all of the small hardware you'll be using on a daily basis.

Finals
Workers wait until this final week to install the flooring in the interest of protecting your carpets and hardwood from boots, nails and dust. Any minor adjustments take place now, like window screens, drywall and paint touchups. The house is given a thorough cleaning and is ready for the final orientation.

Final Orientation
Now it is time to do the final walk-through. You will get together with the same team from the preconstruction and inspect the premises. At this point you sign the closing papers, collect the keys to your new home and understand why “There’s no place like our home.”
